Reduce carbon footprint and gain competitive advantages

Manhattan Software, Inc., a full service provider of a web-based global integrated workplace management system (IWMS), is empowering organizations to reduce their carbon footprint (CFP) and gain competitive advantages by integrating, monitoring and communicating CFP-related data throughout the enterprise. Real estate, facility and property managers, board members and other top executives are provided real-time insight into current environmental performance compared against internal targets and external benchmarks.

The web-based Manhattan dashboard delivers vital information to audiences beyond the traditional real estate departments. Energy consumption, and other types of CFP-related data from the broader enterprise, is integrated and delivered directly to business leaders concerned with issues impacting the organization as a whole.

For example, growing energy costs continue to drive operating expenses, which has forced the topic to become a key issue on the business agenda of many organizations. Energy consumption is now more than a “green” issue, and Manhattan’s CFP dashboard can assist in generating competitive advantages by displaying opportunities for organizations to maximize the sustainability of their corporate real estate portfolio.

“The concept of being a green or eco-friendly organization has grown to encompass more than social and environmental responsibility,” said Steve Vatidis, CEO of Manhattan Software. “Many enterprises are realizing the benefits of green initiatives, and are placing an increased emphasis on ensuring their corporate real estate portfolio mirrors this focus. Manhattan’s dashboards provide the customization, collaboration and insight necessary for an organization’s executives to ensure its current performance meets and exceeds industry levels.”

An organization’s CFP is the measurement of the impact its activities have on the environment – in terms of the amount of ‘greenhouse gases’ produced. In 2006, more than 1,040 million metric tons (MMT) of carbon dioxide emissions came from commercial structures, compared with 1,965 MMT emitted by transport and 1,669 MMT generated by industry, according to the Energy Information Administration (EIA). The EIA also stated in a November 2006 report that “commercial sector carbon dioxide emissions have risen by 269.9 MMT since 1990, accounting for 28 percent of the total increase in U.S. unadjusted energy-related carbon dioxide emissions.”

Manhattan also provides an automated CFP calculator that incorporates carbon off-set at the property level, and the dashboards allow flexible user-customization – CFP can be broken down by property portfolio, geographical region, individual properties or energy type. The dashboards can be tailored according to an individual’s role within the enterprise, and according to a specific property sector, such as commercial, retail, industrial or others.

Successful flooring depends on its INSTALLation

INSTALL, the International Standards and Training Alliance, is a partnership of mills, manufacturers, contractors and the floor covering arm of the United Brotherhood of Carpenters and Joiners of America. INSTALL is the flooring industry’s only four-year, industry-endorsed training, marketing and certification program in North America.

Nearly 50 major mills and manufacturers endorse and support the INSTALL program. These partners help steer the INSTALL curriculum so that what’s taught to INSTALL professionals reflects directly to what is needed on the job site.

That’s important to facility managers and other specifiers, because when a flooring product is specified, the maker of that product has most likely played a role in formatting the INSTALL training program. Facility managers and other specifiers can “close the loop” by specifying that a contractor who uses only INSTALL professionals should install the product, to better ensure a proper installation.

INSTALL measures the skills of its flooring installers in a quantitative test that includes both written and hands-on examinations. Throughout apprenticeship, every installer must show competency at each level before advancing to the next. Therefore, assessment is rooted in the skills that are taught throughout the curriculum.

Facility managers and other specifiers should look for the INSTALL certification on its flooring crews. This designation identifies the existing workforce of qualified journeymen. It demonstrates excellent skills. It determines a qualification level that will complete a project on time and on budget.

INSTALL certification is a requirement for journeymen floor coverers, or membership in a state certified apprenticeship program is a requirement for floor coverers who have not yet become journeymen, to be eligible to install flooring on the job site.

Converging on a conference setting

Converge tables and conference room furniture from Gunlocke provides quick user access to table top power and data for multiple laptops, LCD projectors and other conference room technology equipment. Table top power and data connections are concealed beneath sliding access doors that remain flush with the top when opened or closed to eliminate visual and physical obstruction during meetings. Unsightly electrical and data wires are routed and concealed inside table base and beneath the top to eliminate visual clutter. Power cords, small LCD projectors and speaker/conference phones can be stored and hidden from view inside tables equipped with technology troughs.

Converge Conference Tables won the Best of NeoCon 2007 Gold Award for conference tables. And Converge Conference Furniture won the Best of NeoCon 2007 Silver Award for conference solutions.

The Technology Cart is a combination mobile presentation station with height-adjustable surface that serves as a lectern or projector stand and a standard enclosed compartment for storage of rackable technology/AV equipment. Mobility allows sharing of expensive AV equipment between multiple conference rooms.

The Visual Display Center provides additional communication and visual presentation capability for wall-mounted LCD or Plasma TVs. Key multi-functional features include; retractable white boards, shelving for DVD player, video conferencing camera, audio speakers and conference room accessories.

Top-On-Last allows all routing and installation of electrical and data cables before the table top is installed, which speeds up the installation process by allowing electricians to route and connect power and data before the top is installed. This also eliminates electricians from crawling under or reaching over the table top, reducing the probability of damaging the top with tools during installation. Table top power and data connections are concealed beneath sliding access doors that remain flush with the top.

Converge exceeds BIFMA standards and is backed by Gunlocke’s 12-year warranty. Extruded aluminum table top support beams are light weight yet strong. Veneer table top surfaces feature Gunlocke’s ClearTech finish to ensure depth, clarity, color consistency and durability. Solid hardwood banding provides additional durability and protection to table top edges.

Gunlocke has a solid process for ensuring life cycle issues are considered during product design, material selection, and process engineering. Converge table top core is made from 95% recycled post industrial particle board to contribute to LEED MR Credit 4.1 – 4.2 Recycled Content.

Three distinctive table base styles can be combined with a variety of top shapes, edge details, veneers and finish colors to create a range of conservative to contemporary table designs.  Design options, such as veneers, edge details and finishes, complement Gunlocke’s Menu™ and Medley™ private office casegood products to create cohesive design continuity throughout the workplace.

Polished homage paid to Buenos Aires

A sophisticated Porcelain Stone® tile series, Buenos Aires Mood from Crossvile Tiles Inc. is designed for indoor/outdoor use in three surface textures and five colorways that pay homage to Argentina’s famous city.

Designed for floors, walls and countertops, it’s available in three surface textures: one has the texture and slip-resistance of slate, and may be used for interior as well as exterior horizontal surfaces and paving; the other two have the visual elegance of polished and unpolished marble.

Bueonos Aires Mood won the Best of NeoCon 2007 Silver Award for Flooring: Hard-Surface.

For unlimited design options, indoors or out, each texture and color has rectified edges and is available in six sizes—6" x 6", 12" x 12", 12" x 24", plus large format (24 x 24), the new plank look (4" x 24"), mosaics (2" x 4")—and trims.

Because it’s Porcelain Stone®, it’s stain resistant and more durable than granite, with easy care and maintenance.

Multistrato, a proprietary technology, was used to create the subtle shading (V3) and color flow from tile to tile. Five rich colorways capture the flavor of Buenos Aires, especially in the two dark colorways. There is consistency of color with little discernable difference among the polished, unpolished and textured finishes, allowing them to be blended in an installation without changing the visual image.

Buenos Aires Mood was designed by Barbara Schirmeister.

With Plan A, FMs don’t need a Plan B

Convergence technology was first seen in 2006 with Milliken’s introduction of the Foreign Intrigue and Discovery collections. With Plan A, Milliken offers facilities managers’ six new patterns for coordinated looks in any commercial environment, priced within reach.

The patterns of Plan A include Clockwork, Pie, Go To, Cinch, Open Shut and Hip Pocket. All six use Convergence technology:

Plan A’s 50-centimeter modular format offers flexibility, easy transportation and storage, simplified installation and disruption-free maintenance. Manufactured with an integrated cushion backing, Plan A also offers the option of TractionBack®, a bio-based, adhesive-free backing system.

Plan A is supported by 13 lifetime warranties, including lifetime wear. StainSmart® stain resistance and soil protectant, and AlphaSan® antimicrobial protection are standard with Plan A. ES (Engineered for Sustainability) cushion backing ensures underfoot comfort and extended appearance retention as well as up to 35% recycled content.

Clockwork incorporates a small scale, bark-like texture, great for corporate office environments. With 24 subtle neutrals and nine bold “punch” colors, Clockwork is a great choice for accents, special areas and way-finding.

Pie brings the look and feel of a textile to a fun, sophisticated design of circle motifs, arranged in tonal bands of color. Including a whimsical pattern like Pie in this collection broadens the design vocabulary of Plan A.

Go To, Cinch and Open Shut introduce a range of scale to the collection. Go To is a small scale check, while Cinch is a mid-scale plaid. Open Shut brings the two scales together in a single tile. A designer can then create a small-scale checkerboard using Open Shut, a large-scale checkerboard using the other two grids, or freely combine the three. All three use luster effects, creating metallic glint and a sense of depth.

Hip Pocket has a wool-like aesthetic and subtle tweed pattern that make a classic choice for corporate environments. Colors are subtle and tonal, primarily neutral or softened.

As with all Milliken products, Plan A is entirely PVC-free. All Plan A carpets are 100% sustainable and can be renewed through Milliken’s Earth Square® process, which reclaims carpet and renews it for another lifetime of use. All Milliken modular collections meet the CRI Green Label Plus Certification for Indoor Air Quality (CA 01350 equivalent) as well as the Sustainable Carpet Assessment Standard, the new global standard for carpet. Milliken modular carpets with standard ES backing may contribute the maximum for carpet toward LEED.

Carpet with a twist

Winning the Best of NeoCon 2007 Gold Award for Broadloom, Monterey Tandus’ Bas Relief Grid & Rib Series was designed by Suzanne Tick and the Tandus Design Team. Using a combination of volume and complex yarn-twisting techniques, the soft carpet face absorbs heavy foot traffic, making it suitable for contract applications. Composed of 5/64th gauge, 100% Dynex nylon construction, the Series retains appearance and color clarity throughout the carpet’s useful life. The ER3® tile backings are SCS-certified and composed of 100% recycled materials and 100% closed-loop recyclable into new carpet tile backings.

Tick calls the Bas Relief series a “fractional luxury” piece, with volumes of large, twisted yarns providing excessive texture, almost as “sculpture.” A client might like this aesthetic with its woven, rug-like texture, but would use it as an accessory rather than for an entire project.

“You can look at the relief of this carpet as a design element,” she says. “I see this product in a communal area where people gather. The beautiful woven inlay acts as an oasis, akin to the way an area rug functions on a hardwood floor.”

Tandus enlisted the design savvy and business expertise of Suzanne Tick and Terry Mowers to develop a three-tiered concept that balances design, technology, and sustainability into a product system called Inunison of which Bas Relief is a part.

As Tandus has been in the process of repositioning its company to inclusively respond to customers’ need for high design, innovative technology, and environmental sustainability, the carpet manufacturer looked to design director Tick and vice president, chief creative officer Mowers to bring enhanced aesthetics to the equation. “We serve as conductors to execute Inunison in a way that is useful to architects and designers,” Mowers says. “It’s a kit of parts, and designers know they can get patterns and colors that are uniform all in one place. We have the ability to coordinate wovens, broadlooms and tiles, and offer something that all works together—‘in unison.’”

De-Flicking the switch

Herman Miller’s Convia Programmable Infrastructure won the 2007 Best of NeoCon Gold Award for Workplace Technologies. Convia is a modular, programmable electrical infrastructure for buildings that eliminates the hardwiring between devices and switches and allows for the virtual electrical rewiring of space with just a two-button wand. Convia eliminates the barriers created by a traditional electrical infrastructure and creates buildings that are smarter, more energy efficient, and can accommodate massive amounts of change. A traditional electrical infrastructure in buildings delivers little or no flexibility because of all of the hardwiring associated with electrical devices and switches. For example, changing associations between lights and switches in a traditional environment means the complete rewiring of the space.

Furthermore, in a traditional environment electrical switches have constraints on the number of devices they can control due to the voltage running through the switch. Controlling all of the lights in a building on one switch becomes a very expensive proposition. Convia eliminates these constraints that traditional electrical infrastructure imposes. It allows users to rewire an entire floor at the touch of a button and to redesign a whole space without ever throwing a switch, wire or bracket into a dumpster.
